Effective September 16, 2026
Who we are
This policy covers guerrillaproperties.com and communications with James Vang and Guerrilla Properties LLC. It explains how information is collected, used, and shared when you contact us or participate in a messaging program.
Information we collect
When you submit the website inquiry form, we collect your name, email address, real estate interests, timeline, message, and permission to respond. If you separately provide a mobile number and explicitly opt in to text messages, we may also collect that number, your messaging preferences, and records of consent and opt-out requests.
Hosting and service providers may process technical information such as your IP address, browser information, request times, and security logs. Our intake forms are provided by a third-party service and may receive technical request information when forms load. Interacting with Instagram links is subject to Instagram’s own privacy practices. Please do not submit sensitive financial documents, identification numbers, or payment details through the general inquiry form.
How we use information
We use information to respond to your requests, provide real estate assistance, arrange conversations or appointments, maintain communication preferences and consent records, operate and protect the website, and meet applicable obligations. An inquiry does not automatically subscribe you to marketing or text messages.
Sharing and service providers
We use service providers for website hosting, customer relationship management, and communications. They may process information as necessary to provide those services. We may disclose information when required by law or to protect rights, safety, and the security of our services.
We do not sell or share mobile numbers or mobile information with third parties or affiliates for their marketing or promotional purposes. Text-message opt-in data and consent are not sold, rented, transferred, or shared with third parties or affiliates for marketing or promotional purposes. Providers that help deliver messages may process this information solely to perform that service on our behalf.
Your text-message choices
SMS enrollment requires a separate, affirmative opt-in for the disclosed program. Providing a phone number, submitting the general inquiry form, or accepting website terms alone does not provide SMS consent. Consent to receive texts is not a condition of purchasing property or services.
If you have opted in, reply STOP to a message to opt out. Reply HELP for assistance, or contact us directly. Message frequency varies. Message and data rates may apply. See our SMS terms for details.
Retention and security
We retain information as needed to respond to inquiries, provide services, maintain consent and suppression records, resolve disputes, and satisfy applicable requirements. We use reasonable safeguards, but no internet transmission or storage method can be guaranteed completely secure.
Requests and external services
Contact us to request access to, correction of, or deletion of your information, or to update your communication preferences. We may need to verify your identity and retain information where required. Property-search sites, social platforms, and other external sites linked here operate under their own privacy policies.
This website is intended for adults seeking real estate services and is not directed to children under 13. If you believe a child has provided personal information, contact us so we can address it.
Policy changes
We may update this policy and will identify the current effective date on this page. Changes do not create or expand text-message consent; any new consent required for a messaging program will be requested separately.
